Leawood Roofing Permits
Leawood includes re-roofing among its building-permit types. Its residential amendments also set exact-matching requirements for partial replacement, which can affect how a physically repairable roof is scoped.
The useful order is to establish the actual roof, the proposed work and its material selection, then follow the current permit and inspection process. The guide distinguishes the residential matching rule, material application and inspection requirements. Sources checked November 1, 2026; the current city document controls.

Partial Replacement and Exact Matching
Leawood identifies re-roofing as a building-permit type. The address establishes municipal jurisdiction, while the work establishes the applicable requirements.
| Residential rule | Effect on the roofing scope |
|---|---|
| Partial covering replacement | Leawood’s amended R908.7 requires the exact existing brand and type, an approved-list material and exactly matching color. |
| More than 50% of coverings replaced | The rule requires complete covering replacement. This is a construction requirement, not an insurance-payment threshold. |
| Two-family and townhouse buildings | Replacement must match the entire building under the city amendment. Shared-building scope needs to be resolved for the actual property. |
| Wood-shake/shingle exception | The amendment permits compliant exact-brand, exact-type and original-color wood replacement below 50%, subject to the code and development ordinance. |
Approved Materials and the Application
The city’s list identifies approved material, product and color combinations. The current original list is the right reference for a proposed selection; a product family name alone does not establish that every option is accepted.
For a material/color application, the city form calls for an evaluation report, a sample, metro-area examples and the homeowner’s reroof permit. The form and the 2026 Planning Services schedule list a $75 roofing-material administrative charge. That is not the total building reroof permit fee.

In-Progress and Final Inspections
The current process and portal are on Leawood Codes Administration.
Prepare the permitted scope
The reroof permit and material choice need to match the project. City requirements and any applicable property restrictions remain separate from contractor registration.
Keep in-progress work inspectable
The city packet requires a mid-phase inspection, including the material and eave protection. Concealed details need to remain available at the required stage.
Complete the required final
A final inspection is required unless the inspector waives it during mid-phase. The packet also highlights kick-out flashing and replacement of rusted, damaged or deteriorated flashing.
Roofing Permit FAQs
Does the 50% rule mean insurance pays for a whole roof?
No. The Leawood provision governs construction scope within its residential applicability. Policy terms and the insurer’s claim decision determine payment.
Is the $75 material charge the complete roof permit cost?
No. It is the material/color administrative application charge. The building reroof permit and any project-specific charges are separate.
Does the older handout use a different section number?
Yes. The older roofing packet cites R907.7, while the 2018 residential amendment uses R908.7. Use the current city documents for the actual project.
