A restoration candidate
An eligible roof with sound attachment, a suitable substrate and repairable details can be evaluated for a compatible coating system. Preparation and specific product requirements determine what that work involves.

Coating is a condition-based system choice. It is not a universal next step for every aging roof.

Wet insulation, deteriorated deck, failed attachment or unresolved drainage defects can require removal and rebuilding. Covering them does not restore their support or remove trapped moisture.
Moisture assessment comes before a coating-only proposal. Water beneath a membrane can affect insulation and the roof’s support even when the top surface looks ready for a fresh finish.
The selected coating also has substrate and preparation requirements. Cleaning, compatible repairs, treatment of seams and details, application conditions and the specified build-up all affect the installation.
Evaluate the roof for restoration
Seams, flashing, penetrations and drainage concerns need the appropriate repair before coating. The work is defined for the actual existing system.
Acrylic and silicone systems have different product requirements. Substrate suitability, preparation and installation conditions come from the selected system.
A restored roof still needs drains, penetrations and traffic areas managed. The actual warranty and maintenance terms come from the parties providing them.
An eligible restoration can involve less removal, but the actual comparison depends on preparation, repairs and underlying condition. Pricing a coating over an unsuitable roof is not a useful saving.
A coating-only approach does not resolve wet or unsound underlying layers. Those conditions need an appropriate removal and repair scope first.
No. Eligibility, system requirements, installer requirements and the actual issued terms determine any warranty.
